Please elaborate on current farming/ranching practicesThe 138 acres is undeveloped, has deeded access and borders the 640 acres of state land that has a lease which allows for 67 cow/calf which will be transferred with the sale of the 138 acres. This is an opportunity for a beginning Rancher to start a small cattle operation.

Please summarize your long-term goals regarding your land:Land owner has not developed this land. He has created a large organic garden at his primary residence that borders this land. He is selling this land to downsize and provide an opportunity for a beginning Rancher to develop a small cattle operation. The long range goal is to have this land put into production for organic farming and cattle ranching.
