I have old water rights to the creek, but need to probably dig an ag well, as the creek water needs to remain in place for the fish since the drought has really impacted the water levels.

Hay & Forage, Grain, Large Animal (cattle, sheep, goats), Small Animal (pigs, rabbits, poultry), Vegetable, Fruit/Orchard

Please summarize your long-term goals regarding your land:

I would like to have 1 to 4 ag folks use the land, and in regenerative / organic / sustainable ways. I am not a farmer (cannot mentor), but this is great land and five minutes to downtown Bozeman. I run summer programs for teens, who will also be available to help work the ag activities (at no cost).

I would like to get market rate for the land and am happy to do long-term leases. Tenants will need to have their own expertise and equipment, though I have an old barn that might have some utility.
