Stream/Large creek, WellAre water rights available to these sources?
I have old water rights to the creek, but need to probably dig an ag well, as the creek water needs to remain in place for the fish since the drought has really impacted the water levels. What are the soil types on your property?
I'm not sure, but believe it's very good soil.Onsite Housing
YesPlease describe the available housing:
The farmhouse is currently rented, but could be available in future. Or farmer could bring in a trailer.Structures/Equipment
Barn or shed for produce, livestock, or equipment storage, Animal pens, Greenhouse or Hoophouse, ElectricityWould you be willing to mentor or advise the entering farmer or rancher?
NoIn your judgment, which crops/agricultural purposes are best suited to your land and which would you support on your land?
Hay & Forage, Grain, Large Animal (cattle, sheep, goats), Small Animal (pigs, rabbits, poultry), Vegetable, Fruit/OrchardPlease summarize your long-term goals regarding your land:
I would like to have 1 to 4 ag folks use the land, and in regenerative / organic / sustainable ways. I am not a farmer (cannot mentor), but this is great land and five minutes to downtown Bozeman. I run summer programs for teens, who will also be available to help work the ag activities (at no cost).I would like to get market rate for the land and am happy to do long-term leases. Tenants will need to have their own expertise and equipment, though I have an old barn that might have some utility.
