Primarily 'Glacial silt loam'. Top soil depth varies with clay subsoil. A glacier moraine bisects the land. Fundamental deficits are low organic matter and ph <8.. Our experience says this land is highly productive but with chemical fertilizers or added organic matter. Orchard crops tend to do well depending on water and drainage. Due to aging the owners are now commercially only raising alfalfa/grass hay.Onsite Housing

Farm land has overhead sprinkler irrigation w/ 2 handlines. Ford 5000 farm tractor w/front end loader and misc attachments. A well insulated heated shop - 50' x 50'. Two art studios or guest rooms w/ bathroom and shower. Shop is equipped with a traveling bridge crane and steel fabrication tooling (welders, plasma, torch, band saw etc). In addition there are wood, glass, stone cutting equipment and tools. Most mechanical repair and fabrication done in-house. Two forklifts and loading dock, blast room w/2 industrial compressors, large equipment shed, and root cellar.In addition to these facilities, there is a 1891 saloon on the property about 3/4 restored. This building could offer eye catching potential for the summer tourist traffic - as a farm produce stand, a 'genuine wild west saloon', or maybe a "FarmFreshWildwest BBQ - we have fun just thinking about it!

This depends on whether it is a mentor or partner relationship. In our opinion, the key to success is adding the word 'entrepreneur' to farmer. This land has irrigated farm/orchard land, a facility for creating products, and a desirable marketing opportunity next to and near well traveled tourist highways. The land is currently operating as a alfafa hay operation. The current owners think fruit orchards and secondary farm to table, and/or farm marketed vegetables would be a more profitable and viable option. To produce income year around 'value added' products would be necessary, either farm products, or other. ("My Dream Farm" by M. Don has a British take on this topic).To this end we are also stone artists creating Garden Art that provides us with profitable off season income. Instruction, inventory, and equipment are included.
