Please elaborate on the water source(s):

Irrigation water delivered to the property by 4" + 3" gravity pipeline that supplies 220 gpm @ 40 psi.. Winter and potable water provided with a gravity spring at 65psi and pumped wells.

Are water rights available to these sources?

Water rights filed - 1891 priority date.

What are the soil types on your property?

Primarily 'Glacial silt loam'. Top soil depth varies with clay subsoil. A glacier moraine bisects the land. Fundamental deficits are low organic matter and ph <8.. Our experience says this land is highly productive but with chemical fertilizers or added organic matter. Orchard crops tend to do well depending on water and drainage. Due to aging the owners are now commercially only raising alfalfa/grass hay.

Onsite Housing

Please describe the available housing:

Two 1972 mobile homes are available; one bedroom and two bedroom. Both are permanently installed, aesthetic exteriors, reasonable interiors, with some furnishings available. A 1910 2 story house w/stone fireplaces will be available to rent at some point. Fully remodeled and.updated.

Barn or shed for produce, livestock, or equipment storage, Irrigation equipment, Tractor or other tools, Electricity, Other

Please further describe the structures or equipment that are available

Farm land has overhead sprinkler irrigation w/ 2 handlines. Ford 5000 farm tractor w/front end loader and misc attachments. A well insulated heated shop - 50' x 50'. Two art studios or guest rooms w/ bathroom and shower. Shop is equipped with a traveling bridge crane and steel fabrication tooling (welders, plasma, torch, band saw etc). In addition there are wood, glass, stone cutting equipment and tools. Most mechanical repair and fabrication done in-house. Two forklifts and loading dock, blast room w/2 industrial compressors, large equipment shed, and root cellar.
In addition to these facilities, there is a 1891 saloon on the property about 3/4 restored. This building could offer eye catching potential for the summer tourist traffic - as a farm produce stand, a 'genuine wild west saloon', or maybe a "FarmFreshWildwest BBQ - we have fun just thinking about it!

Would you be willing to mentor or advise the entering farmer or rancher?

Please elaborate on your willingness to mentor or advise the entering farmer or rancher:

This depends on whether it is a mentor or partner relationship. In our opinion, the key to success is adding the word 'entrepreneur' to farmer. This land has irrigated farm/orchard land, a facility for creating products, and a desirable marketing opportunity next to and near well traveled tourist highways. We have ideas to share and skills to help..

Are you currently living on the farm or ranch?

Do you intend to remain on the land?

In your judgment, which crops/agricultural purposes are best suited to your land and which would you support on your land?

Vegetable, Fruit/Orchard, Other

Please elaborate on the crops/agricultural purposes that are best suited to your land:

The land is currently operating as a alfafa hay operation. The current owners think fruit orchards and secondary farm to table, and/or farm marketed vegetables would be a more profitable and viable option. To produce income year around 'value added' products would be necessary, either farm products, or other. ("My Dream Farm" by M. Don has a British take on this topic).
To this end we are also stone artists creating Garden Art that provides us with profitable off season income. Instruction, inventory, and equipment are included.

Please summarize your long-term goals regarding your land:

My wife and I are looking for like minded, energetic, visionary, and versatile people to commit to creating a healthy lifestyle, land, and future. This is a good situation for someone looking to live on the land year around. Financial arrangements could be buy/sell, lease, or renting. The owners can also envision a partnering relationship - for as long as they are able, and invite conversation to share ideas regarding crops, products, and opportunities.
